We are a team of nine, working out of EH16 since 2013. Bathrooms and kitchens, tenement repairs, roofing, extensions and conversions. Most of our work comes from people who have used us before, or from their neighbours.

What we do
Bathroom refits and wet rooms
Full strip out and refit, including tiling, plumbing alterations and making good.
Kitchen fitting
Supply and fit, or fitting a kitchen you have bought yourself.
Tenement repairs
Stonework and repointing, common roof work, gutters and downpipes.
Roofing
Slate repairs and re-slating, flat roof replacement, lead flashings and rainwater goods.
Extensions and garden rooms
Groundworks through to decoration, with the warrant work handled.
Garage conversions
Insulating and converting an integral or attached garage into a usable room.
Loft conversions
Velux and dormer conversions in traditional Edinburgh roofs.
Driveways, paving and drainage
Block paving, drainage channels and soakaways, kerbs and edging.
Joinery and maintenance
Doors, floors, built-in storage and insurance repair work.
How it works

You call or email
Tell us roughly what needs doing. If it is something we do not take on, we will say so on the phone rather than waste your afternoon.

We come and look
Usually Lorna. She measures, looks at access and asks what you are hoping to spend. Half an hour for a bathroom, longer for anything structural.

You get it in writing
A written quotation with the job broken into its parts, so you can see what each element costs and take out anything you would rather do yourself. It holds for 30 days.

We start
A 25 per cent deposit on acceptance, invoiced before we order materials. You get a start date once the order is confirmed, not before.
Where we work
Duddingston, Willowbrae, Liberton, Craigmillar, Portobello, Newington, Marchmont, Musselburgh and Corstorphine, and the surrounding parts of the city.
We stay within that area on purpose. It means we can get back to a job quickly if something needs looking at, which matters more than covering the whole of the Lothians.
Common questions
- How long is a quotation valid?
- Thirty days from the date of issue. Quoted material prices are held for the same period.
- What deposit do you take?
- Twenty five per cent on acceptance, invoiced before materials are ordered.
- When is the rest due?
- Fourteen days from the completion invoice. Jobs over GBP 15,000 are valued monthly with interim invoices, so you are not asked for everything at the end.
- Do you take the rubbish away?
- Yes. Waste removal and making good are included unless the quotation says otherwise.
- Is the building warrant fee included?
- No. Warrant, planning and factor fees are payable to the council or the factor, so they are excluded unless we have said otherwise in writing. We handle the applications and inspections.
- What if prices go up before you start?
- Material prices are held for 30 days. Anything above a 5 per cent increase is passed on, and only with written notice before the materials are ordered.
- What guarantee do I get?
- Twelve months on workmanship. Manufacturer warranties are passed through to you.
